Property tax

Rental property tax, ready for your accountant

Landsight's Tax module keeps each property's income and expenses through the year, holds the evidence, works out the result under the rules of the year, and prepares a package your accountant can review and file. It prepares; it never files.

Transactions in, without typing

From bank statements, bank feeds and Xero. Suggestions for each transaction come from rules and AI, and a person confirms them; anything that needs judgement is kept out of the totals and listed until it is decided.

The rules of each year

Interest limits, ring-fenced losses, chattel depreciation, mileage, mixed-use apportionment, property sales and GST — each applied by its dates, with the version of the rule recorded against every figure.

Loans and interest

Each loan traced to what it paid for, so the interest is split between the rental, the home and the rest, and the rule for the year is applied to the rental share.

For your accountant

The return mapped to the IR3R boxes, sixteen reports and an accountant pack, a portal where your accountant asks questions, a year-end lock, and provisional tax worked out with its dates.

  • Accountant access to your taxpayers only
  • IRD numbers and documents encrypted at rest
  • Two-step verification

Questions

What people ask

Does Landsight file my tax return?

No. It prepares the figures and maps them to the IR3R for your accountant, who reviews and files. Landsight never says a return was filed unless a person records that it was, with Inland Revenue's reference.

What rental expenses can I claim in NZ?

Generally the costs of earning the rent: rates, insurance, interest, repairs and maintenance, property management, accountancy, and depreciation on chattels. Capital improvements are not deducted at once. Your accountant confirms what applies to you.

Which plan has it

The Tax module: Premium and Enterprise.
