Feasibility calculator

A development feasibility calculator with its sources

Enter what only you know — how many homes, how big, the land price and the sale price — and Landsight fills every other line from the same market-rate library its Development Studio uses, saying where each figure came from.

Part 2

Development feasibility

What the site can take: layouts on the surveyed parcel, costed at market rates, with the margin and the risks.

Four answers in, a full feasibility out

From the number and size of the homes, the land price and the sale price, the calculator works out the gross development value, the costs to buy, build and sell, and what is left.

  • Gross sales, GST on sales and selling costs
  • Construction, site works, contingency and professional fees
  • Consents, contributions, finance and holding costs

Every line open

Under the answer, every line shows its working and its sources, marked as yours, a market rate, a charge or a convention. Type over any of them.

Four build specifications

Basic, standard, premium and luxury build rates per square metre, each with its range and the sources it was compiled from.

Sensitivity

A table of the profit as prices and costs move, so you can see how much room the scheme has before it stops working.

When you have a site

The calculator works without one. When you have an address, the Development Studio measures the parcel, reads the zone and lays the scheme out on it.

Questions

What people ask

How do you calculate development feasibility?

Start from what the finished homes would sell for, take away GST and the costs to buy the land, build, sell and finance it, and what is left is the profit. The margin is that profit over the total cost. The calculator does this with market rates for the lines you do not know.

Where do the build costs come from?

From published New Zealand cost guides, compiled by Landsight with their dates and sources, for four specifications from basic to luxury. Each figure in the calculator shows its source.

Which plan has it
