Analyse a New Zealand property investment before you buy

Landsight helps property investors in Auckland and around New Zealand check a deal from every side: what the records show about the property, what it would earn and cost, what the borrowing does to the cash flow, and how the tax rules for rentals apply.

The property, from the records

The title, the zone, hazards across the parcel, the council's rating value and the services — and whether a granny flat or a second home would fit, for home and income.

The numbers

Rental yield, cash flow year by year, the cost of borrowing at the rate and deposit you enter, and the return over the time you hold — total return, IRR and NPV — with a stress test of the rate.

Opportunities in Auckland

Screen Auckland for sites with development or home-and-income potential by suburb, zone and section size, and be told when something new matches.

Your portfolio and its tax

Keep the properties you hold together with their performance, and their income and expenses for your returns, ready for your accountant.

Questions

What people ask

Is property a good investment in New Zealand?

That depends on the property, the price, the borrowing and your plans — and Landsight does not give financial advice. What it does is show the yield, cash flow and return of a particular property from figures you can see and change.

Can I claim interest on a rental property in NZ?

For residential rentals, interest is fully deductible again from 1 April 2025, after the limits of 2021 to 2025, as Inland Revenue states. Rental losses are still ring-fenced. Landsight's tax module applies the rule for each year; check your own position with your accountant.
