1. Find and check the site

Screen Auckland for sites with room for more homes, read each one's property report, and do the due diligence on the title and the LIM before you buy.

2. Work out what it can take

The Development Studio lays out schemes within the Unitary Plan on the surveyed parcel, costs them at market rates, and shows the margin and return of each.

3. Design the homes

Take a scheme into the Design Studio to lay out the homes in plan and in 3D, check their sunlight and price them element by element.

4. Build the team

From the site's analysis, Landsight works out which professionals the development needs — a planner, a surveyor, engineers, an architect — and why, finds companies near the property, and sends each a request for quote only after you have read and approved it.

5. Run the development

A workspace for the project with its programme from a 13-stage template, approved as a baseline, the critical path, consents and inspections, the budget, contracts, invoices and progress reports for the owner or the lender.

Questions

What people ask

How do I start a property development in Auckland?

Find a site whose zone allows more homes, check what it can take and what it would cost and return, do the due diligence, then bring in a planner, a surveyor and a designer to take it to consent. Landsight does the first checks from the records, so you pay professionals for sites worth pursuing.

Is Landsight only for big developers?

No. It is used for a single granny flat or a subdivision behind a house as much as for townhouses, and Starter is free to begin with.
