Planning and zoning

The Auckland Unitary Plan, applied to your site

Landsight reads an Auckland site's zone and applies its standards to the surveyed parcel — height, height in relation to boundary, yards, building coverage, landscaping, outdoor living, access and parking — and shows where each one bites, with the clause it comes from.

Part 2

Development feasibility

What the site can take: layouts on the surveyed parcel, costed at market rates, with the margin and the risks.

The residential zones

The standards of the Single House, Mixed Housing Suburban, Mixed Housing Urban and Terrace Housing and Apartment Buildings zones (H3 to H6), with the subdivision minimums of chapter E38, as the July 2026 text of the plan has them.

  • How many dwellings, the height and the building coverage
  • Yards, impervious area, landscaped area and outlook
  • Outdoor living space and daylight for each home

Access and parking, clause by clause

Vehicle access widths by the spaces served, gradients and landings, where a crossing may go, turning on the site, pedestrian access and access to rear sites, from chapter E27 — each check citing its clause.

The envelope, drawn

The building envelope and the height limit drawn on the site in 3D, with an indicative height-in-relation-to-boundary check, so you can see what the rules leave room for before anyone draws a house.

What the council publishes for the site

Height variation controls, flood plains, overland flow paths, landslide susceptibility, notable trees, arterial roads and vehicle access restrictions beside the site, and Watercare's networks — read live from the council's and Watercare's services.

Consents and the PIM

A layout that fits is not thereby consented. Each scheme lists what to confirm, and the programme carries the project information memorandum (PIM) after the concept design, so what the council holds on the site arrives while the design can still change.

Questions

What people ask

What zone is my Auckland property in?

Search the address in Landsight: the property report shows its Unitary Plan zone, and the planning section shows the zone, overlays and hazards on a map. The council's own Unitary Plan viewer is the authority.

Do I need resource consent?

It depends on whether what you plan meets every standard that applies to the site. Landsight shows which standards a layout meets and where it does not, as a guide; a planner or the council confirms whether consent is needed.

Does this work for councils other than Auckland?

Not yet. The zone rules, standards and council layers are Auckland's. Elsewhere Landsight shows the national records and says the planning checks were not made.
