Feasibility analysis

Property feasibility analysis for Auckland sites

Before you buy a development site, find out what it can take and what it would return. Landsight lays out schemes on the surveyed parcel within the Unitary Plan, costs them at market rates and shows the margin, the profit and the return on equity — losses included.

Three paths for every site

Clear the site and rebuild, keep the house and build behind or beside it, or keep the house and add a granny flat. Each shows its homes, cost, profit, return and where its access stands.

Costed line by line

Land, build, site works, contingency, professional fees, consents, development contributions, Watercare charges, finance and selling — each with the figure used, where it came from and its date. Type over any figure to use your own quote.

  • Build rates per m², from a volume builder's basic specification to architectural
  • Sale prices from comparable homes' rating values, marked as values
  • GST on sales worked out

Sensitivity and the programme

What happens to the profit if prices fall, costs rise, finance gets dearer or the programme runs longer — and the months from due diligence to settled sales, with finance charged over the months it runs.

Site and access

How the homes are reached against the Unitary Plan, and the site's challenges read from the LiDAR survey, the hazard layers and the service networks. Anything not checked is never called clear.

The feasibility report

Generate the feasibility report for a lender or a partner, export the model, or save it to a project and keep the versions.

Questions

What people ask

What is a property development feasibility study?

An estimate of what a development would cost and earn, made before committing to it: the homes the site can take, the costs to buy, build and sell, and the margin and return left over. Landsight makes one from the site's records and market rates, with every assumption visible.

What margin should a development make?

Lenders and developers in New Zealand often look for a margin on development cost of around 15–20%, but it depends on the risk and the lender. Landsight shows the margin, the profit and the return on equity for each scheme so you can judge it against your own target.

Can I use my own figures?

Yes. Every cost line can be replaced with your own figure — a quote, a sale price, a rate — and the schemes are costed again with it.
