Property due diligence

Due diligence before you buy, in one place

Before you go unconditional, Landsight brings the documents and the records together: the record of title from LINZ, the council's LIM, a unit title's body corporate records, and what the public records show about the land — with the questions to take to your solicitor.

The record of title

The record of title — the owners, and every interest registered against the land — is LINZ's to sell. Landsight gives you the title reference to ask for, opens LINZ's Land Record Search, and keeps the PDF with the property once LINZ emails it. Landsight takes no payment for it.

The LIM

A land information memorandum is the council's to issue. Landsight takes you to the council's own page to order one, and keeps the LIM with the property when it arrives.

Read into what to raise

Add the title, the LIM or a body corporate's minutes and disclosure statements, and Landsight's AI reads each into findings that need attention, findings worth knowing, the questions to ask, and what the document does not cover — each pointing to where in the document it is, so you can check it.

  • Easements, covenants, mortgages and other registered interests
  • Consents, notices and hazards the LIM records
  • Levies, maintenance and disputes in body corporate records

Pre-purchase analysis

What the public records show, as findings by severity: the zone, flood and overland flow hazards across the parcel, the water, wastewater and stormwater networks, and what was not checked — with zoning, flood and services on maps.

Seek legal advice from a solicitor

A reading can miss or misread something, and says what it could not read. Before signing or going unconditional, take the documents to a solicitor. Landsight reads and explains the records; it is not legal, tax or financial advice.

Questions

What people ask

What is due diligence when buying a property in New Zealand?

The checks a buyer makes before an agreement becomes unconditional: usually the record of title, the LIM, a building inspection, finance and insurance, and for a unit title the body corporate's records. A solicitor advises on the agreement and the title.

Does Landsight replace a solicitor or a building inspector?

No. It gathers the documents and the records and reads them into questions, so your solicitor and inspector start from a clear list. It does not inspect the building or give legal advice.

Where do I order a record of title?

From LINZ, through its Land Record Search, for LINZ's own fee paid to LINZ. Landsight gives you the reference to search by and keeps the PDF with the property.
